I just purchased a 141 storage facility for $1.0 million at an 8% cap rate. Here is what I did to triple my NOI in a month.

The first thing I did when I purchased the facility was break into every single unit and sell the random crap I found for sale on ebay. Most of this stuff was junk but there were some hidden gems (dirt bikes). It was a time consuming job but netted me a quick $50k.

I then reached out to my local mob and told them they could start storing bodies and torturing people in them. The mob is always looking for quiet places to torture people and store dead bodies so they paid me top dollar. NOI went up 1.5x.

Then I started putting flyers around at local high schools. My flyers basically stated that for a small fee high schoolers could start partying, having sex and doing drugs in my units. This exploded instantly. To increase revenues even more I sold liquor to these kids on site.

All of these efforts lead to my NOI increasing 3x in a short three months. I plan to implement these same practices across many different storage verticals with one single goal: to become really rich. Follow me for more business ideas.
