Was intrstd 2 see how #retail spaces (I.e. vacancies) were doing in the #CBD. 1st 4 shots are from Western side of #HaySt (west of WilliamSt). Small and large units are vacant. Street level vacancies project #UrbanBlight #StruggleStreet
Here another 4 photos of vacancies on western side of #HaySt. Some beautiful #colonial, #federation and #artdeco #architecture 2 be viewed if we just look above street level. Big Q, 4 me at least, is when will these become #apartments? #Perth #urbanchange #planning #ZBD
And a final 4 photos of vacancies on Western side of #HaySt. So that at least 12 fairly major ground floor and upper floor office space in about a 100-150m stretch of major retail street in #Perth

Some traces of #retail of yesteryear and #artdeco #architecture here with #TrinityArcade and #PiccadillyArcade. As @Paul_Drechsler notes in his #PhD these were retail disruptors in their day. #flaneur #flanuese #urbanism #Perth
@Target are closing their @Perth #CBD store and moving #online a d expect/anticipate to see their customers in the #digital #Highstreet. The building is earmarked for renewal with @HamesSharley due to move in2 it I understand. This is a large building so expect vertical mixed use
More vacancies toward the #BarrackSt end of #HaySt. Walking thru here during the day is one thing, I wonder what the sense of place is at nightime. I suspect unwelcoming. Will need to come back at night and verify/reject that basic hypothesis.
On to @BarrackSt and heading north to loop back onto #MurraySt. Eclectic mix of #architecture in this area that depict what I am gonna call #sedimentry #urbanism. #UrbanChange #Gentrification #urbanEvolution #Perth
On #MurraySt now the other major pedestrianised #retail #highstreet in the #CBD. Things here are more POSITIVE in terms of #retail ground floor vacancies. Only spotted 2 major vacancies... am sure there are some more..?
The West side of #MurraySt paints a more checkered picture in terms of #vacancies at both the ground level and upper floor small offices. Some of these spaces have been empty for a while. What's the future if not retail? Again some #architectural beauty in here. #Perth #urbanism
More #retail ground floor vacancies on western side of #MurraySt. Seems 2 be some kind of correlation (> vacancies) with distance from the core CBD. #Onlineshopping, #COVID19 and oversupply of physical #retail spaces all factors at play it seems.
After session with @DPLH_WA I thought I would get a snapshot of OFFICE vacancies on #StGeorgesTerrace the main artery of the #Perth #CBD. Here's what I casually spotted between #williamSt and #HillSt
And here r 2 more #ForLease signs along the Terrace. I think it's fair to say there's a structural spatial problem going on within the #Perth #CBD. Be interesting 2 know what the vacancy rates are like in upper floor small office market. @CityofPerth
