This week was wild. I finally closed on the real estate services company (property + facilities management, leasing, sales, maintenance services) after a long 9 month process and have been drinking from a fire hose all week. Fun times! A short summary:
1/ started talking w/ the seller 9 months ago. 68 years old, no one to pass biz to, just within my range $ wise to buy on my own. He is a class act of a guy and very experienced. Will be staying on for a period after closing - we have a great relationship.
2/ two biz units: property management + leasing + sales & property services (mechanical, plumbing, electrical). We hold all licenses.
3/ property management side is wonderful, clips fees regularly and staff is wonderful. Software used is state of the art.

4/ on maintenance side, we have 7 licensed technicians that serve both landlord clients as well as external clients. They are a talented (and funny) bunch.
5/ Only problem on maintenance side is long billing cycle (all paper invoices / work orders). I need someone to help me navigate a transition to servicetitan or jobber ASAP. TOO MUCH PAPER! I'm all ears.
6/ I also have a long list of to-dos ranging from redesigning our website to introducing new tech platforms to our team's efforts to eliminate paper and wasted time. again: TOO MUCH PAPER!
7/ very thankful for the many SMB / RE twitter accounts that are so gracious in sharing their knowledge. I have a lot to learn but always know I can ask a question here and have many interesting takes. Probably will have many in the coming months / years.
8/ Ultimate goal is to build a vertically integrated RE services co:

- Property / Facility Mgmt✔️
- Leasing ✔️
- Acq. + Disp.✔️
- MEP maintenance svcs ✔️
- Dvlpmt / Proj. Mgmt (in the works)
- Coinvestment (in the works)

Only way to accomplish this is to build a great team...
