some thoughts

Passive income:

Tenants pay you rent… while you enjoy your life

~financial freedom~ gets dunked on...

but I don't see people complaining when they're cashing checks from the golf course

Huge hedge against inflation:

Real estate is expected to increase, or at least maintain, in value over a period of time. This makes for a great hedge against inflation for the following reasons:

- appreciating value
- appreciating income in the form of rent
- depreciating debt

Leverage:

If done properly… leverage allows you to increase your returns on a lenders dime

For example, if the rate of return on an investment property is 9% and you're paying 5% on the loan, you're earning the 4% difference from the lender's money

Massive tax advantages:
