Universal Orlando Resort utilises around 715 acres. Universal has the land available to expand that number to 1563 Acres used. And they've always been very good using space well.

🍏to 🍊comparision time. Disney obviously has WAY more land but im including DVC time share resorts, however, UOR are more efficient with how they use land. eg UOR turned 30Acres into ~180Acres by building multi-story at City Walk & will do so at UEU too one day..
#EpicUniverse No shade to Disney, if I had THAT much land, I wouldn't try hard to maximise space either. But Flat lots with Trams seems to antiquated to me, and its more faffing...Anyway, when Epic is done, it will be much less of a David and Goliath situation than most think.
#EpicUniverse Continuing with this use of space discussion. saw this tweet by @DisneyFoodBlog last night, which declared the 21K people who answered DHS is the smallest park were "wrong". But MK doesn't have a parking lot attched, so this creates an unfair comparison
#EpicUniverse Magic Kingdom has a huge 140acre parking lot (TTC) in a seperate location, so when park size is cited, they are talking about JUST the park, when they talk about DHS, this includes its 150+ Acres Parking lot, double the size.
#EpicUniverse Reason I bring this is up is I am going to go through some other comparisons, but its worth being aware that Parking can muddy the waters, UOR uses shared parking for parks, WDW generally has one flat lot per park, some of my drawings inc parking lot, others dont
#EpicUniverse so this is where the rubber hits the Road. Universal has one shared parking lot, with 30Acres of actual parking space, but multipled 5-6 levels, gives the equivalance of 150-180 Acres for cars to park. more than adequate for two parks
#EpicUniverse WDW: DHS is actually around 101 Acres, like IOA, rest is mostly parking or water management. So DHS is 100Acres, MK is 151 Acres of park (theres a reason its got 90K capacity). So treating MK like the other 3, 151Park+140 TTC means 291Acres of themepark
#EpicUniverse So now when you look at what Epic looks like in Phase 1 we get this kind of footprint. From Opening Day they create a park thats about the same size as IOA.
#EpicUniverse But then as they move into Phase 2 and utitilise the 27-33Acres of expansion plots we end up with this kind of footprint, but at this stage, UEU is still using that same flat disney style parking lot:
#EpicUniverse Now for speculation, this is what I would personally do for what I call Phase 3, the flat lot gets replaced with 30 acres of multilevel parking creating ~180Acres of spaces. Create a second 17Acre City Walk (CW 1.0 is 11Acres) and 4th gate which is 117Acres big

Let's Drop Hollywood Studios into the plot , for the purpose of standardising the images I have removed the parking lots of each one, and only included guest spaces, some BOH has elsewhere it can go. these images are all the SAME SCALE #EpicUniverse

This is where it gets interesting.
EPCOT fits into the space. the EU hub with lakes, rides, restaurants, shops will be roughly the same kind of size as World Showcase Lagoon, only theres also a hotel with pool and Epic site extends further SW of the image with HTTYD #EpicUniverse
Magic Kingdom really emphasises how large the new park will be. Again, EU is even bigger than this park as it extends further SW #EpicUniverse
And because I am #TeamThemeParks here are some more. Busch Gardens was the most problematic as its a giant rectangle #EpicUniverse
SeaWorld is quite a good example like MK and Epcot of demonstrating the space, looks to be about 3/4 of the Phase 2 build #EpicUniverse

$CMCSA CFO Mike Cavanagh when asked about an #EpicUniverse opening date today:
#EpicUniverse He was talking about Capex spending which falls in line with their Jan-December FY. My sense is the lionshare of the work and budget will be Jan 2022 - December 2024. They may have a park done by then but not want to open until Early 2025
#EpicUniverse case in point Beijing was effectively ready at the start of this year, but needed the final push and an additional $300m budget in Jan for associated opening costs, despite many builders leaving the site having constructed most of it out.

#EpicUniverse Just to be clear I believe Universal will neither want nor need to purchase any more land, but perhaps they have a desire to prevent undesirably neighbours developing on the area, and stop a Disneyland situation from happening.
#EpicUniverse But let's look at who currently owns the land, for obvious reasons I have ignored the housing development and Hilton Grand Vacations properties. My biggest red flag is not Top Golf but Ripley's Entertainment land ownership. Total Market Value combined =$69.1M
So IF Universal had the desire to prevent any competition it would cost them at least $70m but they would also end up with 55 additional acres (Cabana Bay is 39acres, Volcano bay ~25Acres) So is the land worth $1.25m/acre to Universal? let me know what you think... #EpicUniverse

Let me know if you can recognise what i've used for the analogues on the rendering. SNW is incomplete as EU is 20-30% bigger than Japan's.
As always this is just indicative. I love how self contained the hotel will be, haven't added the restaurant on the end of the west wing. From my research, nowhere that I can find has a circular fountain show. We expect this running during the day not just night #EpicUniverse
And for the next Part of the #EpicUniverse thread. we turn to Hotel Plots 2 through 6 on my map. There is a lot of land, but some will be offset for water management, RoW/Easements for utilities. So whats coming next is some realistic examples of what could go into the plots:
#EpicUniverse As previously mentioned in August tweets, Plot 4 is about the size of of All of Cabana Bay w/ THREE towers. Plot 3 Royal Pacific, Plot 2 around the size of Surfside in, and Hard Rock and it's infrastructure into Plot 5, 12 acres north of plot 3 will be a pond.
#EpicUniverse For the Western plot, near topgolf/icon park. Theres room for a Portofino style hotel to work with the needed lagoon, one of Dockside's sets of towers. And in my Analogue for Suite type/conference space/high end tower mixed hotel I have used the DoubleTree @Seaworld
So by my reckoning there is probably room for around 7-8 resort hotels in the Land available in the coming years, excluding Hotel plot 1 described in previous tweets. Many different types/price point hotels will possible. exciting times! #EpicUniverse

#EpicUniverse Universal could, for example, decide to build Secret life of Pets: Off the Leash in this plot. It fits easy, in fact it fits with room for a second building (larger than Shrek which is 20,000 sq ft), and still plenty of room for Food and Retail:

Red areas are expansion pads, and Checked lines are coaster tracks, blue shaded are the show ponds. From this point onwards, referring to the service one as the ring road, and the resort road leading east from Kirkman is Universal Way
I may reupload this at a later date, as I havent included all retention ponds (same capacity just moved). but here is what I would do to build out the #EpicUniverse South Campus with City Walk 2.0 and a 4th Gate, parking garage too. I have even drawn in the ring road.
Point is, it's fully connected to the BOH area with the ring road, and universal way if needed. Parking garages over the road replace the lot, similar parking capacity to North Campus, and City Walk 2.0 sits in between both parks #EpicUniverse and the new park is bigger than IOA
In case it needs reiterating:the drainage plan was for 90% buildout of the entire 550 acre project site. so as long as they have the same pond capacity they can move them anywhere. They wouldnt have planned enough ponds for 90% buildout if they only ever intended to develop half

Tonight I am looking at the proposed plans for the Housing for Tomorrow project intended to create affordable housing south of #EpicUniverse can see they intend to upgrade Tradeshow Road creating a better connection between Universal Boulevard and Destination Parkway
Here is a closer look, note they are mentioning Intermodel transport on the drawing, I will come back to that later. #EpicUniverse
NB I misspoke when i said permits, this is from a publicly available document, but is in fact still in the planning stages there are no permits for Housing for Tomorrow project as of yet. this is the proposed masterplan for the project #EpicUniverse more details below:
If Monsters theatre is gone, and family coaster is the replacement, we have an analogue in the UK that fits that bill. here's shows how that could fit the space. with room spare for longer track. if mystery warehouse (dash line) is gone, that could use that area too #epicuniverse
A lot of people have automatically assumed this rumoured ride would be inside, when the land already has that. If it were me, i would take inspiration from Phantasialand and get the village theming like Taron's sister ride RAIK does #epicunivers

Apologies, in my sleep deprived stupor i managed to delete the tweet the other night, so now i have the time recovering I thought id make some tweaks, this layout is taken from documents in public domain, ive tried to make it more realistic to show the grading plans #EpicUniverse
Gonna pick out some of my fave details. and have an exciting observation I have made in my analysis. First up, the Statues in the lake will have flames, note the coaster goes into the trench under the bridge, before the helix.
As construction continues, with @bioreconstruct Aerials. start looking out for the topography in the coaster station area being forms....part of it sits in a valley of sorts and the station seems to be 10-12ft above the area to the right
The topic of childrens' play areas came up this week, i think raised by @ScottGustin , honestly the planned area in Dragons land looks so much fun and so vast #EpicUniverse
