- Step 2: Negotiate an option contract at an 8.5% cap with a $50k soft deposit, execution upon securing a lease for the building ...

- Step 3: Find a great broker to go lease this building

- Step 4: Broker leases building. Now that it's leased up, you're at a 7 cap

- Step 5: Re-fi, Repeat
