I have roughly $100k each in 3 investments, none leveraged. I’m focused on low risk cashflow.

- Amazon wholesale inventory

Rent - $14000/yr
Profit - approx $10000/yr
Return 10%

Usually I take a couple text messages a month. Generally the turnover and hassle is pretty low. But I’m always worried about a tenant destroying something even though they’ve been screened. Sometimes chase rent
High yield corporate bonds

I bought $PGX a few months ago. Value is incredibly stable historically.

Return (yield) runs 4-5%.

Pays about $400 monthly

Highly passive, highly liquid

The trade off is lower return
Amazon wholesale

This is basically a job.

Return on investment can be 100s of percent a year.

With FBA, it’s possible to do work via sprints - many days, there is no work which makes it highly compatible with another 9-5 job.
Amazon can generate huge amounts of cash. The inventory can generally be liquidated more quickly than real estate but the trade off is more management and engagement.
Best case...

You use Amazon or other high return highly scalable e-com to dramatically raise your earned income and make increasingly passive investments to real estate, equities, bonds.
