This is the lovely square of Hotspur, Mingarry and Kelbourne Street - a very popular green space. There are always families with young children playing. There used to be a hall in the corner site - guess what is now proposed on a 0.025ha site....1/
Here’s the map of the same site - from Google who assumed it was all green space. @GlasgowCC recently refurbished the park. If anything it is even more popular...2/
But the small corner site is vacant and owned by the @GlasgowCC and has recently been marketed by the Council estates guys - 0.025ha or 0.62acres in old money. A West End vacant site - probably worth a fortune. You can imagine the conversations...3/
What is half an acre worth? To the c200 flats that overlook to square - it is invaluable. Light, space, green, trees, air.... a haven. But look what is proposed by Nevis Properties / HAUS Collective. A staggering 39 flats. Mostly large 3 bed luxury flats.

The poor experience of town cramming at Otago Lane / Gibson St was surely enough to convince the planners and councillors in @GlasgowCC @LeaderGCC that lessons should be learned. An inflated £ land value should not dictate I’ll advised density at Kelbourne St....6/
This is over-development, poorly designed, does not reflect the context and form of a classic, much loved Glasgow Square - home to five of six hundred residents who rely on the fine open space. 7/
