So...They're building about 7,000 homes on a spit of land in Bayonne that was reclaimed from New York Bay for the Military Ocean Terminal in the 1930s. It looks like a scene from a Sunbelt subdivision, with multiple blocks springing up seemingly overnight.

It's not ideal urbanism in many ways. Not super-close to the rail station, car ownership is assumed via a parking ratio of 1.1, closest retail (for now) is big box. But they are putting up what will be 1000's of homes, with much of the work starting since March.
And Bayonne is planning thousands more units for former industrial lands, with multiple upzones in the past 5 yrs. After JC, Bayonne seems to be the most supportive municipality for new housing construction in Hudson County today. Why? Support from trades unions seems to be key.
"This is a town where plumbers were born to plumbers and steelworkers born to steelworkers. The waterfront is part of the fabric of the city. The peninsula will not be a separate area. It will be Bayonne's greatest asset."
