How I Did $45 Million in High Ticket Sales at Age 25

11 TIPS to help you increase your sales

(MEGA THREAD + EXPLANATIONS)
1. We don't cold call...we WARM CALL

Whoever you're calling has to see your name or offering AT LEAST 5 times before you call

Think in terms of dating

You dont call a random girl and ask for a date do you?

No, you follow her on Insta, like her pics and then send a clever DM

In this order you need to:

Day 1: Intro email -tell EXACTLY WHO YOU ARE
Day 1: Follow them on social media
Day 2: Email highlighting your offering
Day 2: Like their post
Day 3: Email offering again

Most important part: Call them right after clicking send on email
2. Over qualify prospects

We aren't selling lemonade on the corner, we're selling products that can change peoples lives

You need to make sure the prospect is qualified to buy

Don't waste time talking to a window shopper, thats time you could be selling or finding new listings

Create a list of questions you can use

Some of mine:

- How will this property fit in your portfolio?
- Tell me about the last property you bought
- What is your exit strategy with this property?

If they answer these confidently, I know I've got a real one
I can't express this one enough. Please stop wasting time selling to someone you know won't buy

Ya, they might help you hit your "call numbers", but at the end of the day you have to sell to make $
3. Plan tomorrow tonight

We've all had days where we get to the office and go "Ok, what now?"

If you ask yourself that question you've already lost the day

The night before should look like:

-List of calls to make
-Setting daily goals
-Practice your pitch
-Map out your time
If you truly want to achieve massive success this is a must

It takes 30 minutes and can be done while you watch the game. Just do it
4. Find the "why" - then sell the "why"

People buy for one of 2 reasons

1. To avoid pain, or a loss
2. To gain pleasure

Before you do anything else, you need to find their "why"

Once found, your entire pitch needs to be focused on how your product/service meets this need

Jennifer wants to buy a home gym but is on the fence because its not a "necessity"

As the salesman you're going to want to highlight

-How good she will feel due to increased exercise
-Time she'll save not driving to gym
-It can be family bonding time
5. Connection first, product second

Never start off talking about the product

Always make a connection first

If you go on a blind date and the first words out your mouth were "Do you want to have sex?" Things probably won't go your way

Sales is oddly similar

You have to be sincere when meeting a potential client for the first time

Give them a genuine compliment or ask a question to get a conversation started

Get a YES and a SMILE
6. Buyers are EVERYWHERE

As a high end salesperson you must always know that the next person you meet could be a buyer

A few odd places I've met big buyers

-Tesla charging station
-Picking my dog up at groomers
-Nephews baseball game
-Home Depot
You have to learn to LISTEN

I was having a convo with a kids dad and he mentioned his medical practice and how packed it was everyday

*BINGO* He needs a bigger space

Took his info, kept in touch, and when I found a bigger space near his, called him and set up a tour

7. Morning Mindset

As an athlete I had my pre game playlist to get me in a good mindset

As a salesperson I have a morning playlist to get me in that same mindset

The right music will put you in a state of Euphoria that will carry all day

Sales are like sports. Mindset is key
The first hour of each day in my house is spent like this:

*Blasting music that gets me in my "feels"
*Dancing like nobody is watching
*Doing whatever feels "right" at the time with my body

After this hour I am amped up and feel like I can conquer any challenge in my way
8. Ask for referrals

95% of calls end in someone who isn't going to buy

Once you realize they aren't a buyer, the new task is to get on their "good side"

End the call with

"I know this didn't work for you, but do you know of any colleagues/friends who this might work for?"
Odds are they will say no, but 10% of the time they will say yes and give you an introduction

This is not only a lead, but a very WARM LEAD

Send that person a Thank You note afterwards, and continue building that relationship so you can sell to them in the future
9. Never wait to follow up - Follow up NOW

You're at a networking event and meet someone you think is a great buyer

You exchange contact info and go your separate ways

Odds are, this person is going to put your card in their pocket and forget who you are and what you do
Follow up NOW

The moment you leave that event, shoot them an email telling them you enjoyed meeting them 5 mins ago and tell them you'd love to set up a meeting

Not only will they remember who you are, but it'll impress the hell out of them

Nobody does this! But you need to
10. Get to the point

This took me a while to realize, but it changed my entire career

When emailing/calling a prospect asking for a meeting, don't just say you'd like to meet.

Tell them EXACTLY why you want to meet and when you want to meet them

(Script to follow)
"Hey (name) Id love to set up a meeting to show you ___. I've got an idea I want to share with you. Does Wednesday or Thursday morning work better?"

Now the prospect knows what to expect and they know youre busy so it instills a sense of importance

This is how you take control
11. Believe in what you sell

I can't stress this one enough. You have to fully believe in what you're selling if you want to perform at the highest level

If you don't believe in your offering, take a step back and reevaluate your strategy, or find a new offering to sell

These tips are part of the exact framework I use in my daily life

I didn't reinvent the wheel. But I sure as hell tried a lot and failed a lot before I got to this level

I will always continue adding to this list as I find what works, and will share with y'all
My goal here is share my experience and successes to help you push past your goals and achieve the highest levels of success

Try adding some of these tips into your daily routine. They won't all work for everyone, but I guarantee a few will, and thats all I can hope for
