I support legalizing 4plexes, 6plexes (& rental!)

Right now 800+ detached homes/year get demolished & replaced by new single-detached homes.

“Making HOME” won’t fix housing (we need a lot more non-market housing) but zoning for mansions is 😭.

So I will support the idea AND👇🏾
1⃣There needs to be a clear & transparent system for directing a potion of the land lift into affordable units.

(Land Value Capture would be🤩but for now inclusionary zoning and/or fixed CAC directed toward affordable housing are better than nothing) 2/ https://vancouversun.com/opinion/op-ed/christine-boyle-and-brandon-yan-a-land-value-capture-tax-allows-us-to-dream-big
2⃣It should be simple enough for families/groups of friends to do it, not just developers. An open-source template would be🥰! Also😃: allow a large laneway duplex/triplex along with stratifying the existing house, to reduce demolitions & allow owners to stay in place. 3/
3⃣We should increase height allowance and FSR to allow for fully accessible ground floor units, and to reduce the embodied emissions & cost of digging deep basements. 4/ https://twitter.com/Lanefab/status/1187051278163005440?s=20
4⃣We should explore what role the community housing sector could play in managing affordable units in each building. The public needs to trust that these “below-market” units will be affordable in perpetuity.

The market isn’t going to solve the #housingcrisis. We need an ambitious build out of public & non-market housing, funded by every level of gov't. That remains my focus.

For now: 6plexes with affordable units > new luxury single-detached homes🏘️
