Evanston is a city of 75,000 people, but there are currently only 19 single family homes on the market for under $500,000.
Oak Park has 75 single family homes on the market for under $500,000, but they are largely concentrated towards the northeast corner and south of Madison Street
There's only *seven* single family homes for sale (of any price) in East Rogers Park. Obviously, the area is more known for denser multi-unit buildings, but it's just interesting to see and compare to the SFH inventory in Evanston and other nearby areas.
There are 73 single family homes for sale in Skokie under $500,000 this moment, but I hope you like 1950s ranch houses.
And some moody dusk photos of the Skokie long boi. Definitely a fan of both daylight and nighttime listing photos.
While one can hardly find *any* single family home in Evanston for under half a million dollars, here's what $500K currently buys in South Shore. https://www.redfin.com/IL/Chicago/7027-S-Constance-Ave-60649/home/13927489
Dang, here's a fully gut rehabbed SFH in Roseland for well under $200K. With a traditional 20% down payment (or $36,000), the total monthly mortgage (principal, interest, tax, insurance, aka PITI) is $1,250. https://www.redfin.com/IL/Chicago/10455-S-Rhodes-Ave-60628/home/13082396
The price history on this Roseland home... You've got to wonder if the flipper is actually going to make any money on this one.
Anyways, I'm not trying to take this thread in any particular direction but just curious about current inventory and prices along north and south lakefront communities. Thanks for following along and feel free to reply/DM if you have any questions and/or comments.
