I can't stop looking at this pie chart. This is percentage of each zoning category for ALL of the land in Austin that is zoned for residential use. Note that multi-family buildings are not allowed in ~85% of it. WHY?
Looking at individual neighborhoods, this is even crazier. Here's Hyde Park. Remember that this is next to one of the largest universities in the country and a few miles from downtown:
Constrast these with Riverside. Seems pretty equitable and cool.
Also, feel like I should clarify: It's not that Riverside shouldn't look like this, it's that wealthy neighborhoods next to downtown should ALSO look like this.
Also, give me more neighborhoods you are curious about and I'll add them.
Here's Allandale. Less than 1% of Allandale is explicitly Multi-Family.
Zilker. This is basically downtown Austin.
Bouldin, also basically downtown.
Here's Georgian Acres, the area north of 183 and West of I-35. Compare that to Allandale, Hyde Park, or Zilker. Then go look up the census about race and income. Then watch as Austin pats itself on the back for being a hip, progressive, equitable city.
