I bought a house. I fixed it up. I rented it to a single black mom.

I fixed her credit. Took her from 500 to 700 in a few months.

I hooked her up w/ a mortgage broker. I sold her the house. She now will pay less in mortgage than she was as a renter.

I bought this house the end of 2018. This is how it looked before
I renovated it thru the winter. This is how it looked when done
I rented it to her March of 2019. I was gonna keep the 🏠 as a rental, but decided against it. Instead of making her sign a new lease, we put a plan together for her to just buy the house. But first I needed to get her credit together for her to get approved for a mortgage.
Here’s where she was when I started on her credit
By mid-June, I had her at almost 700. At that point, she was approved for a mortgage but I wanted to get the best rate possible.,
I kept my word. She kept hers. She was a great tenant. Now she’s gonna be an even better home owner. Next step is to get her investing in some property. This is how we help each other. We all won here.
We closed today. She’s a home owner. That’s a DEED in her hand. She was paying me $1500 a month in rent. She now will pay $1.1K on OWNING the house. All in 1.5 years. Never charged a rent to own fee, or anything to fix her credit. Next step is getting her to invest 🤞🏽
