The wrong price is generally one of the most common reasons why your property remains empty. Tenants have more access to data than ever before, therefore are more educated about their options for a home.
If your property is higher than the average market value, you fail to attract potential tenants. It's that simple. Make sure you get it right from the beginning.
*POOR PRESENTATION/CONDITION* đŸ˜·đŸ˜€
First impressions really do count. Most importantly photographs. If you have taken photographs with clutter in the background, or poor quality photos it shows tenants that your management skills aren't up to par.
However if the property condition isn't up to scratch in the first place, then what hope do the photographs have? They both go hand in hand. Make sure your property looks well-maintained and is compliant with health and safety regulations.

Yes, we said it you. If you're hands on with the application process, finding tenants etc you might not be a prospective tenants favourite if you don't put your best foot forward.
Customer service is everything, from being on time for viewings, to knowing everything about your property and even returning phone calls and messages. Your reputation as a landlord could have a bearing on whether tenants accept or reject you in the future.
*LOCATIONS/ AMENITIES*
Certain properties and locations will be in demand amongst professionals, whilst others may appeal to families. Your property might just be lacking the necessary amenities to attract and retain long-term tenants.
Is it accessible via transport links? Close to healthcare facilities/supermarkets etc. This comes down to what you're looking for as an ideal tenant and thinking about what will attract this type of tenant.
