Okay guys, here's the thread on what you need to look for when you go to view a property for sale or rent.

Observe the neighborhood. This should be obvious but many people go look at properties at a time where they're unlikely to see red flags like the noisy neighbors & shottas on the corner. Pass through a few different times and days. I like Saturdays and Evenings.
Check the walls and the floors of the property. You'd be surprised how many people overlook cracks in the walls or tiles that are lifting on the floor. If you see large cracks along the wall, note it. These things could indicate shoddy workmanship or structural issues.
Check the plumbing. Turn pipes on then off. Are they still leaking water? Do the pipes make sounds? Flush the toilet. Is it still running after a few minutes? Note any bad smells. Check garden faucets for leaks. Ask about any water storage available.
Go check with the nearest police station and ask them about any criminal activities in the area. Note light posts on the road that the property is on.
Look for any signs of electrical problems like blinking light bulbs or burns around sockets. Plug your phone in the sockets one by one to check if they're working. Turn on light switches.
Look up! Yes, look up at the ceiling and check for any cracks in the roof. Go outside as well and look at the roof for signs of neglect or damage. Do you see any bubbling under the paint of the ceiling? Could be a sign of cracks in slab roof.
Check the lawn/green areas and see if they are well-maintained. If it's a house, will be able to maintain it? If it's a house or townhouse, is there a caretaker who does this?
If there are any extensions to the original structure on scheme house, ask where the addition was done and look for any cracks there. It should look seamless. If there are cracks, this is a problem.
Check the signal strength of your phone in the property. If you can't get more than 2 bars, you may need to switch providers or look at another place.
Note the storage space in the property. Not having enough space to put away your things can lower your levels of satisfaction when living there. Having organized space is more important than you may realise. Check the doors of any closets or cupboards to ensure they open & close
If you're on the ground floor of an apartment complex and renting, do the windows have security bars? The complex may have security but those steel bars as additional security isn't a bad idea. If you're above ground floor, are the stairs well lit?
Earlier I told you to check out the neighborhood. Ask about the particular demographics of the neighborhood. Many realtors will tell you if it's usually executives or expats who live there.If you're disabled, check for things like ramps or elevators etc.
Ask listing realtor if the property taxes are paid up if you're looking to buy. Also the water bills.
Ask how long the property has been on the market and how many showing appointments on average.
Ask if the water heater, air conditioning, dishwasher included in the sale.
Take photos and videos of the property while there so you can remind yourself of things you saw. Don't include photos or valuables please. You may put owner or tenant who lives there in danger.
Note the space and if your furniture such as beg or couch will fit in the space. If you have a King bed, a lot of properties cannot fit this. So take a tape measure to help you figure this out.
I know every uptown realtor is gonna sell you on the wonders of granite countertops (and they do look awesome!) but they require maintenance. So don't go in thinking you must have them. They chip & can require re-sealing.
Feel the walls and look at them. Are they smooth? They should be and paint should not be faded and peeling. Check the windows and whether they are cracked and can be open or closed all the way.
