Malls and Shopping Center REITs have been hit hard during the COVID-19 pandemic, but if you are a long-term investor, you can find some stocks that though they have higher risk now, can reap GIANT rewards over time

Here are the Mall & Shopping Center REITs I follow

Let's look at Fwd P/FFO valuations for these REITs

$SPG 6.6x (absurdly low)
$MAC 3.2x (INSANELY low)
$KIM 9.0x
$SKT 4.0x
$REG 11.5x
$FRT 14.3x

All of these stocks are trading WELL BELOW their 5yr Avg P/FFO

Let's also look at the latest rent collections

$SPG 73%
$MAC 66%
$KIM 82%
$SKT 72%
$REG 80%
$FRT 76%

Shopping Centers in general collected an average of 69.5% of rents in July

Here are the Dividend Yields for each of these REITs

$SPG 7.6% (After Div cut)
$MAC 7.6% (After 2nd Div cut)
$KIM Div Suspended
$SKT Div Suspended
$REG 5.8%
$FRT 5.2%

The safest REIT in the sector is probably $FRT

$FRT is a shopping center REIT that has a strong portfolio anchored by grocery stores. In fact, the company felt so confident they INCREASED their dividend recently!

The safest dividend is a raised dividend

In terms of upside and the names I like best in the sector, it would be $FRT $SPG and $MAC

$SPG and $MAC are both mall REITs, but they own some they have the BEST portfolios in the space

Prior to the pandemic, both of these REITs were seeing strong increases in sales/sqft

$SPG and $MAC both have class A portfolios. Malls are broken down based on sales per sq ft into Class A through D

Many of the malls shutting their doors are class C & D malls, but $SPG and $MAC get lumped in with those all the time

If you have the timeline and the risk tolerance gut to hang with these names, they could pay off MIGHTILY!
