So the average price of an empty 400 square meter plot in the following areas is:
Abu-fatira KD 260,000
Funaitees KD 300,000
Masayel KD 340,000
Provided that your monthly income allows it; the Central Bank has capped your allowable loan amount to KD 70,000 and let's say you're married, then you and your significant other can get KD 70,000 each = KD 140,000
You and your spouse decide to buy an empty plot in Abu-fatira for KD260,000. But you realize that you and your spouse have maxed your loan limits for the next 15 years.
And then the love of your life remembers that public housing welfare department gives you another KD 70,000 interest free loan. Bringing you to KD 210,000. You're still short KD 50,000! But you don't give up yet...
...because you and your spouse along with your 2 kids decide to stop ordering out, traveling, buying things to save up KD50,000. And maybe 5 years later? You finally have that 50,000KD! And you go to buy that empty plot of desert land nestled in a tightly packed street. But...
....now it costs KD 300,000. You still don't give up though! Because....
...you're like maybe we can borrow money from a close relative. And she lends you KD 40,000 from the retirement money stored in that shoe box in the closet. And you go back to buy that plot of land you so desperately want for you and your family.
You succeed! And mke it back to the land owner just in time before he/she decides to artificially inflate the price further. You give him/her the cash and you get that paper saying you're the proud owner of this piece of desert.
Now you need at least another KD 70,000 to build something.
And you're stuck paying back:
- two separate KD 70,000 loans
- that interest free housing loan, also KD70,000
- that KD 40,000 loan from grandma.
- and you have to save up to replace that KD 50,000 you took out from your rainy day fund.
