Guys, if the pics on Property24 or private property are of an empty unit, negotiate. If the Unit has no furniture when you view it, negotiate. The unit has likely been empty for at least a month.
I like quiet complexes so I also take at the type of cars in the parking lot. This isn’t an exact science of course but too much grass space, coupled with too many car seats means that the kids are going to be a nightmare for me.
Estate agents like early morning weekend viewings. This is when the complex is quiet. I like to schedule early afternoon once the residents are awake and going about their days so I can get a feel of the buzz of the complex.
Also, the new month’s listings tend to skew the pricing a bit. Do your viewings and offers mid month once the effect of the new entrants has died down a bit.
don’t let home owners transfer garbage collection and complex maintenance fees to you. Your yard, sure, but not the complex. I’m of the opinion that these are home owner levies and find it sneaky that the tenant is expected to pay for them. Very common with Balwin homeowners
Last one, don’t go for a place without a balcony or outside area because it’s cheaper. You’re likely to find one with a balcony within the same range also you’ll pay for it in the long run with additional laundry services or comfort fees of having to use a communal laundry space
