2 ideas you must abandon if you wish to build:

1. That a house MUST cost something in your head.
- You have no control over prices
- You may have influence on design up to a limit

2. That you want to save money.

- If you want to save money, open a seperate bank savings account
Once you are free of these two notions, then you will be ready to build.

And you may enter that genius stage where you will allow the builder to help you realize your dream

Add to but do not interfere with the Fundamental Insight of the builder in helping you achieve YOUR goal
But if you let that Philistine Mind insist on its ways, then the builder will step aside and let you have Your Way.

And this is perfectly okay because you will live with and in your choices.

Nobody wished to strive with the will of another. It is exhausting and tiresome!
It is extremely difficult to help someone who already knows everything.

They are like Gods and Gods cannot be helped.
Suppose you want to build a Shipping Container House comprising 1 No. 40ft and 1 No. 20ft Container.

You cannot already insist it must cost 500k.

Mr. John will tell you the 40ft box costs Kes. 300k and the 20ft. Costs Kes. 190k at his yard.

Will you carry them on your head?
Cars have a side mirror with a disclaimer, "Objects may appear larger** than they are."

The same applies to cost of building (Cheaper**)

Let not your kiherehere deceive you please. Allow someone to help break down the full cost and seek clarification.

Don't be angry at Maths.
There is also the small danger of copy pasting per square meter rate.🏘đŸŽČ

Perfect example showing the danger of using Rate/SM without careful analysis.

Consider:
Location
Site work
No. of storeys
Loadings
Column spans
Concentration of joinery/fittings
Heights
Overheads
