I've seen a lot of tweets and articles lately about what offices and living spaces will look like in a post-COVID, remote world. Here's a THREAD of my thoughts on it...
1/
First, companies will continue to see the value (lower rent, more productivity, etc.) of WFH OR remote (because they are not always the same) and begin to allow this at scale. So much value in being physically close in startup phase, so see this with larger cos first.
2/
This can happen with almost any company. Recently saw the IRS was having many of their employees work from home. Didn't think this was possible. They even where more productive! (not really a surprise)
3/
After the excitement due to a new sense of flexibility and freedom wears off, people will discover a need to have more social interaction with others. A home office, coffee shop, etc. only does so much.
4/
We will see a rise in co-living spaces. Houses rented out by room (the @livebungalow model). Young people that still want to be adjacent or in cities for the social scene will work, live, and play with others in similar professions, passions.
5/
We are already seeing this with creator houses and professional gaming (Hype House, 100Thieves, and many many more). It's the flexibility of WFH or remote work, but the collaboration, interaction, and cross-pollination of a workspace.
6/
These houses will be outside of cities with lower rent, less traffic, and lower risk of any new diseases/public health issues. They will also begin to resemble startup and tech offices. I know this is starting to sound like WeWork, but hear me out.
7/
The key innovation in the next 5-10 years will then be in roommate matchmaking. College startups have been trying to do this for years, but as the rise of co-work/co-live houses happens, this will be a necessity. Bad roommates make a terrible experience.
8/
Finally, I believe companies will see the value in all of this. I'm not sure where this falls on the timeline (first or last), but with lower rent, larger cos will begin to own or lease their own houses around the country (or world).
9/
Employees can bid on or choose where they want to live and work. They get paired with 4,5,7 other employees with the same choice. Now you get the small daily interactions between workers that is so important, increase social interaction and company culture, and still pay less.
END THREAD. Nothing new here, but with this new trend, I see many cos. and opportunities coming out of Real Estate and ECommerce to support this radical shift in company and employee spaces.
