I want to help the world understand that searching the internet you will not find the best apartment out there

Only site you should trust is street easy. And even then they dont always put the correct pictures or rent price. They advertise the net rent and surprise you with the gross rent at lease signing

When an apartment is also no fee on street easy you are very unlikely to be accepted. Once its on STREETEASY the world is basically seeing the apartment. These agents are getting a guaranteed check from the landlord. So guess what, they like to âAPP STACKâ
Meaning they will take your application along with 20 others over the course of a week or 2 to give the landlord the most qualified client. So if you are just making the 40x the rent and your credit is decent you are 99% not going to be accepted.
Also there are thousands of landlords and vacancies in NYC. What you see online is probably 2-3% of whats ACTUALLY on the market.
Why? Because landlord provides agents with their vacancies for us to advertise & rent for them. It is impossible to list online every apartment thats actually available. Also landlords CAN advertise but its rare. Landlords are super busy and have other things to worry about.
They arent sitting there posting all their apartments online.
Also what people donât understand is the Better deal you are getting means you pay a fee. WHY? Because if the apartment is that good a price bc the landlord cant raise the rent

The landlord is not going to pay any agent a fee because by law he is already renting it cheaper then he wants. So why pay an agent when they know its such a good deal it will rent no problem. When it is a no fee unit, the fee is implemented in the rent

A landlord will not take the L on coming out of pocket with the fee money for us. So he raises the rent $2-300 to make up for paying us the fee.
Guess what as agents we dont care if YOU pay us or if the LANDLORD pays us, we getting paid regardless.

Most of the time the apartment thats the one for the client and the best deal, is associated with a fee. Because in summary to this thread 1.) its a great deal 2.) its a good ass apartment so the landlord doesnt have to pay anyone to move it off the market. Its going to rent!
I always make sure to show my clients NO fee and FEE options. I wanna say 7 times outa 10 they choose the fee option.
