Start the day off with an appraisal that 86% of purchase price. not even close. Downtown house. When we appeal the value and present two very valid comparables the appraiser doesn't budge. Will we have a chance here? Yes. Is the appraiser in this case ...
...being reasonable? Heck no. Not close. Appraisers are also humans and I love working with them, but not agains them. Getting a 2nd opinion to see what we can do.
Fight 2. I sent a deal to the lender on a #collateral #switch. What's that? It's an awesome rarely discussed product (not for long) where you can consolidate your mortgage & HELOC and roll it into one. There are certain rules that are so clear, it's hard to miss them. Yet, ...
A lender did, cancelled the 2.34 approval, rates went up, now tells me maybe there's a chance they made an error. Waiting to find out. Ugh. I don't sleep well.
Submitted a file to refinance a beautiful luxe home pre-covid. 65%. Two amazing applicants but an alt file. LTV got cut back to 50%. Kills the deal. I need to help these guys, I've put my blood sweat and tears into the file, and they are a1 peeps. Filing an appeal (just sent)...
To make sure I give it one last go. Then I know I've done all I can. 4. Fighting with a lender because the T4 documents I sent from the employer portal are not "the originals". Imagine telling a client I need originals? He's a bus driver. Sheesh.
Fight 5: lender asks for an employment letter for someone who is self-employed. We give it. Employer won't budge and confirm. Well, duh, you just say she's a contractor. Finally they agreed to spare 50 seconds to confirm. Won that one. Yay! File complete.
And last one; very very young but super successful entrepreneur facing ageism across the board. Big purchase, good LTV. If she was 5 years older it would be a slam dunk. I'll find a good home for it but... fighting every time I submit it.
