There's so many flaws in the measures for NSW renters announced yesterday. A non-exhaustive list that will probably get longer as more detail comes through (1/6):
- Allows tenants to accrue potentially thousands in debt while they 'negotiate' with their landlord or wait for a tribunal decision, or if their LL only defers rent rather than reducing it
- Completely neglects informal tenancies and sharehouse arrangements (eligibility is based on total household income rather than individual)
- Uses land tax relief to encourage landlords to reduce rents even though loads don't pay it (the threshold is $734k)
- Uses land tax relief to encourage landlords to reduce rents even though loads don't pay it (the threshold is $734k)
- Last but not least, tenants and LLs are supposed to negotiate as though their relationship isn't inherently unequal.
LLs face losing a few thousand in revenue but still have mortgage holidays, negative gearing, and record high rents from the past 5 years (not to mention their own goddamn wages, savings and super). Tenants face losing their homes.
A lot of people are saying this is because legislators don’t know what it's like to rent but these problems are obvious. More like they want to protect the interests of the landlord class that so many of them are part of and allied with.
