Listings data is via @InsideAirbnb, which provides point-in-time snapshots of listings based on public information compiled from the Airbnb site.

4. The @InsideAirbnb data from Toronto goes back to 2015, so we can start there and also look at how listings have grown over time.

9. And finally, February 2020, just before the ‘disruptors’ were disrupted. 15,999 listings within the boundaries of the old City of Toronto.
10. A few additional thoughts:
If you look at the blue dots, outside the former City of Toronto, you can see the growth of listing clusters in North York Centre, Humber Shores, by York University, near Yorkdale, at Dufferin/Lawrence (Treviso?), and elsewhere.

11. I haven’t broken this out by listings that are or are not entire homes. I have noted previously, however, that downtown listings are concentrated in condo clusters like South Core, CityPlace, King West, Entertainment District, Fort York, Liberty Village etc....

12. ...and when I’ve previously looked at those areas more closely, the listings were predominantly for entire homes (South Core and Entertainment District below).
13. ...which stands to reason, if you consider how unit mix in these buildings tips heavily toward studio and 1 bedroom units.
