1/ My first twitter thread so hang on and be kind:

Was pre-coronavirus peak urbanism? I believe it was and we will see a similar demographic shift as we did post WWII when people moved to suburbs en masse.

Here's why I think we've reached peak urbanism and what will happen:
2/ People have moved to urban areas for a few key benefits.
- Proximity to high value/impact/compensation work
- Proximity to personal and professional networks
- Proximity to amenities (restaurants, entertainment, etc)
- Proximity to Infrastructure (airports, trains, stations)
3/ We've paid for these benefits via a higher cost of living and reduced quality of life in other areas (eg. space, proximity to family of origin). Also, urbanism was arguably bubbling over pre CV (eg. YIMBY vs. NIMBY)

However, what will these urban benefits look like post-CV?

- Proximity to high-value work will matter less as we're more easily able (practically and culturally) to work remotely
- Amenities will have less value in that there will be fewer restaurants, concerts/games to attend
- Infrastructure will be less important as we travel less
5/ Essentially, the juice (urban benefits) won't be worth the squeeze (health risks, cost of living, QoL impacts). So what will happen:

- I think people will move to exurban areas that are proximate *enough* to urban areas for the key activities. Eg https://twitter.com/schlaf/status/1248417424963022853
6/ Now for the exciting part, there are going to be so many problems to solve if something like this happens. What could they be?
- How do we create the value of networks/socialization?
- What does this do for exurban real estate and infra (eg. do we need exurban coworking?)
7/
- What tools do companies need to handle this?
- What tools do families need?
- How will this impact climate change?

I think a huge opportunity here and a problem space I'm very interested in. I haven't thought about 99% of it so I'd love your thoughts!
