You can make so much bank wholesaling land to builders. You dont need to deal with tenants, crowded showings or meeting up with anyone.

If I had a small budget, I would market for land in some up & coming areas. Try to target the CHEAPEST zip codes where new construction is popping up.

Drive around, Find construction crews & Ask for the boss man of the site so they can connect you with the BUYER
If that doesn’t work, Find New construction listings in the area and target the listing agents for those newer houses.

They will put your property in front of the Investor who built that house around the corner from your Vacant Lot.
You want to make sure your land for sale is the cheapest that has sold and the cheapest on the market right now based off PRICE PER SQUARE FOOT.

It just gives you more ammo when your talking to that builder who wants to buy land.
Here’s a land deal that I sold a few days ago.

I never met the buyer or the seller or even stepped foot on the vacant land

$6,000 assignment fee just sending emails & making a few calls.
I’ve shown a whole lot of people how to do these type of deals and it’s really not that hard if you have the right guidance.
