This will be a thread on why I invest in commercial rather than multifamily.

(I realize I am an outlier here as most people on Twitter do multifamily. This works for me. It may not work for you, find what works for you and create your own path.)
Management:

I am an owner-manager. I own a management company and we manage as well as own our buildings.

Our management company creates significant revenue thus it is an important part of my business.

Simply put commercial takes less time to manage then multifamily
Experience:

One of the next reasons I do commercial is my previous experience.

The first firm I worked for was only in commercial Real Estate.

By analyzing them and working through their issues I was able to learn what to do and what not to do.
Laws and Regulations:

In commercial Real Estate, the regulations and laws are a lot less strict due to the fact that no one lives there.

Evictions are easier.

Leases hold up better.

There are numerous advantages in the legal world for commercial real estate
Conclusion:

Those are some pretty basic reasons I focus on commercial real estate.

Again I have found success here. Don't copy what I do instead find a strategy that works for you.
