Got back from a much needed vacation (out of cell service) 2 days ago. Upon my return I have been working non stop on a distressed development deal that we need to close on in the next few days.

The project is about 60% complete and there are a few unknown issues but with a very conservative budget we should make a very healthy profit upon exit.

It is an interesting story however, we sold the building to the developer. He got way over his skis on a number of projects and was using this one as his way to save the others. The guy bet the farm on these projects.

Unfortunately the farm included his friends and family - who are all losing everything due to his fuck up. Developer has drug issues along with several other problems. This presented a unique opportunity for us to take over and finish the project with huge upside.

Today while negotiating, my boss - who would have been fucked too if he wasn't saving the project, has found a way to keep the developer on as a consultant, get him rehab help, and set aside a certain % for profit participation to help him and his family recover from this mess.

We are also helping out the friend who loaned his life savings on the project to help the developer. He will be made whole with some profit participation as well. It was refreshing to see my boss do this for these guys that he owes nothing to.

This deal will be a special one to work on and has opened my eyes to a lot of things outside of profit. It has also shown me that my boss is a pretty good guy (never thought he wasn't). Not all 9+ figure people are evil.

Sorry to burst the feel good bubble on this story. We learned today the developer borrowed a large sum against another project we have which we did not know about and that project is about to be foreclosed on. This guy will be lucky if he doesn't see the inside of a jail cell...
