Huge hedge against inflation:
Real estate is expected to increase, or at least maintain, in value over a period of time. This makes for a great hedge against inflation for the following reasons:
- appreciating value
- appreciating income in the form of rent
- depreciating debt

If done properly… leverage allows you to increase your returns on a lenders dime
For example, if the rate of return on an investment property is 9% and you& #39;re paying 5% on the loan, you& #39;re earning the 4% difference from the lender& #39;s money
